Sprinkler systems; crawl spaces; docks, seawalls, boatlifts/davits; and elevators can be inspected by request of the client for an additional fee. All standard home inspections will also include a free limited 90-Day Home Warranty and free RecallChek.

Daily Rate, Consultations, Large Commercial Inspections Etc.
In some instances, a $1,500.00 residential or ($2,250 commercial) for 1 inspector, OR, $2,500.00 residential ($3,750 commercial) for 2 inspectors daily rate may be less expensive than the published inspection rates. However, it is limited to 8-hours. Any additional hours will be billed at $195.00/hour (residential) $295/hour (commercial)

* 4-Point inspections are not a complete home inspection. Ages and types of major components and systems are checked for upgrades and serviceability only. This type of inspection is usually performed on homes 20-30+ years old to help provide information for insurance companies providing property insurance. 4-Point inspections are typically required as part of a Windstorm Mitigation report if the home is 20-30+ years old or older.

** Windstorm mitigation reports do not guarantee premium discounts. Windstorm mitigations merely describe and/or certify the existence (or not) of hurricane resistant features of the home to determine if the home is eligible for windstorm premium discounts. The minimum fee for an underwater dock/seawall inspection is $500 for up to the first 100' any additional footage will be charged at $5.00 per lineal foot. Above water dock/seawall inspection fees after the first 100' are $3.50/lf (no full home inspection) or $1.25/lf (During a full home inspection)

COMMERCIAL INSPECTION FEES:
Small commercial inspection fees are typically 1-1/2 times the residential fee based upon square footage under roof. For example: A 2,600 square foot Commercial Building, residential fee $650.00 x 1.5 = $975.00

No two commercial buildings are alike. Use the formula above as a rule-of-thumb for budgeting purposes, please call us for an exact quote to be sure you get your best deal. In many cases (such as larger commercial properties) the $2,250.00 for 1 inspector or, $3,750.00 for 2 inspectors daily rate is the best deal if the work can be done in 8-hours or less. Any additional hours over 8-hours will be billed at $295.00/hr.

CANCELLATION POLICY:

IF A SCHEDULED INSPECTION IS CANCELLED BY THE CLIENT OR THEIR AGENT (FOR ANY REASON) WITHIN 24-HOURS OF THE SCHEDULED INSPECTION TIME, THERE WILL BE A FEE OF $195.00 IF THE INSPECTION IS NOT RESCHEDULED.
